Why seal concrete
Concrete is porous. It absorbs water, oil, tree sap, leaf tannins and pool chemicals. Strong sun fades colored and stamped concrete. Sealing slows staining, reduces fading and makes cleaning easier.
Types of sealers
Penetrating
Silane and siloxane sealers soak in and repel water without changing the look. Ideal for driveways, walks and pool decks.
Acrylic
Film-forming acrylics enhance color and add sheen, perfect for stamped patios. They need recoating every few years.
Urethane and epoxy
For garages and interiors, clear urethane or epoxy sealers offer strong chemical resistance.
Our process
We clean thoroughly, treat stains and let the surface dry. Cracks are filled. Sealer is applied evenly by sprayer or roller, with grit added on walking surfaces.
Pool decks
Pool decks deal with chlorine, splashing and bare feet in hot sun. We use sealers that stay cooler and maintain traction.
Under big trees
Oaks and sycamores drop leaves, acorns and sap that stain bare concrete. Sealed surfaces resist these stains and rinse clean.
Questions
Will it be slippery?
We add grit to film sealers on walking areas.
How often should I reseal?
Penetrating sealers last years; acrylics every two to three years.
Can you seal new concrete?
Yes, after about a month of curing.

Stamped and colored concrete
Many patios and drives here are stamped to look like stone or slate. Over time, sun fades the color and old sealer turns cloudy. We strip the old sealer if needed, clean and reapply a color-enhancing sealer to restore depth and contrast.
Garden paths and courtyards
Courtyards and garden paths near planters see soil, fertilizer and irrigation. A breathable penetrating sealer protects them without trapping moisture. It also slows moss in shady corners.
Efflorescence
White haze on concrete is efflorescence, caused by salts carried up by moisture. We clean it with specialty products and use breathable sealers so it does not get trapped under a film.
Brick borders and pavers
Older properties often mix poured concrete with brick edging, flagstone steps or interlocking pavers. Each material absorbs water differently, so one sealer rarely suits them all. We choose a breathable penetrating product for brick and stone and a film product only where you want added color. Paver joints are cleaned, re-sanded with polymeric sand and then sealed, which locks the sand in place and slows weeds and ants from coming through.
Sprinkler rust and hard water spots
Well water and old irrigation lines can leave orange rust streaks and chalky rings along walks and patios. We use targeted rust removers that lift the stain without etching the surface, then seal so new overspray beads up and wipes off. Adjusting a sprinkler head or two afterward keeps the problem from returning, and we are happy to point out which ones are hitting the concrete.
Outdoor entertaining areas
Backyard parties mean grease from the grill, spilled drinks and dropped food. Around outdoor kitchens and dining areas, a sealed slab keeps those spills from setting into permanent spots. We often recommend a slightly heavier protective coat near the barbecue, where heat and oil are most concentrated, while the rest of the patio gets a lighter, natural-looking treatment.
Shaded north sides and moss
Homes tucked under heavy canopy or along the north side of a lot can stay damp for long stretches in winter. Moss, algae and black mildew appear on walks and steps, making them slick. We clean with a biocide wash, let the slab dry and apply a breathable water repellent. Treated concrete dries faster after rain and grows far less moss, which keeps paths safer for older family members.
Timing your project
Spring and fall are ideal because temperatures are mild and the sun is gentle. Summer work happens early in the morning before slabs get hot. We avoid sealing right before rain or when sprinklers are scheduled.
