What a flake floor is
A flake floor starts with a pigmented base coat. While it is wet, colored vinyl chips are broadcast until the surface is fully covered. After curing, the excess is scraped and vacuumed away, and a clear topcoat locks the chips in place. The finished floor looks like speckled stone, has a subtle texture and hides dust, leaves and tire marks.
Why it suits local homes
With oak leaves, garden soil and wind-blown dust finding their way into every garage, flake floors make life easier. The speckled pattern camouflages debris between cleanings. The texture adds traction for wet shoes after watering the garden or washing the car. And the thicker build hides minor slab imperfections common in older garages.
Choosing colors
Warm blends of tan, brown and cream complement stucco, brick and stone homes. Gray, white and black blends look clean and modern in newer homes. We bring sample boards to see under your lighting. Chip sizes range from fine to large, and we can create custom blends to match cabinets or trim.
Our installation process
We test moisture, grind the floor and repair cracks. The base coat goes down in sections and chips are broadcast to full coverage. After curing, we scrape and vacuum, then apply a clear polyaspartic or polyurethane topcoat. The thickness of the topcoat controls the texture: thinner for more grip, thicker for a smoother feel.
Beyond the garage
Flake floors work in laundry rooms, covered patios, pool cabanas, storage rooms and small businesses. Restaurants and offices use them in break rooms and back-of-house areas.
Durability and care
Full broadcast systems are thick and tough. They resist oil, chemicals and impact. Clean with a dust mop and damp mop. The topcoat can be refreshed years later if it dulls.
Cost
Price depends on size, repairs, moisture treatment and topcoat type. Your written estimate lists each item.

Pool cabanas and outdoor rooms
Many larger properties have pool houses, cabanas and covered outdoor kitchens. Flake floors with a UV-stable polyaspartic topcoat handle wet feet, sunscreen and splashes, and the texture keeps them safer than smooth tile. Lighter blends stay cooler in the sun and pair well with stone pool coping.
Matching multiple spaces
Some owners want the garage, laundry room and side entry to share one look. We can install the same blend in each area so the home feels connected, adjusting the topcoat texture for each room. A garage may get more grip, while a laundry room gets a smoother finish that is easy to mop.
Chip density
A full broadcast covers the base completely. Partial broadcasts leave base color showing between chips and can look lighter and more modern, though they hide less dirt. We show both options and help you decide which suits your home and cleaning habits.
Kids, bikes and sports gear
Busy families fill garages with scooters, strollers and sports equipment. Flake floors handle the scrapes and spills of daily life and still look tidy when the door opens.
Picking a blend that fits your home
Warm stucco homes with tile roofs look great with tan, brown and cream blends. Modern farmhouse and contemporary homes often go with gray, black and white mixes. Darker blends hide tire marks and dust, while lighter blends make a garage feel bigger and brighter. We lay out sample boards in your garage light so the decision is easy. Chip size matters too: larger chips give a bold, stone-like pattern, while smaller chips create a finer texture.
Flake floors also work well in laundry rooms, mudrooms and covered patios, so the look can carry from the garage into adjacent spaces.
